The Big Picture
Across almost every county we serve, closed sales were up year-over-year, active inventory grew, and prices continued to climb — a sign of a market that’s gaining momentum heading into the second half of the year. Days on market remain fast in the outer suburbs (often under a week) while more urban markets like Philadelphia are seeing a bit more breathing room for buyers.

Pennsylvania Highlights
Philadelphia County saw closed sales dip 5.0% year-over-year, but the median sold price rose to $315,000, up 5.0% from last June. Active inventory climbed 7.4%, giving buyers more options — though homes are still moving in about 19 days on average.
Montgomery and Bucks Counties remain two of the region’s hottest suburban markets. Montgomery posted 979 closed sales (+10.4% YoY) with a median price of $521,000, while Bucks County closed sales jumped 16.5% to 728, with prices up to $530,000. Both counties saw active listings grow more than 15%, a healthy sign for buyers who’ve been frustrated by tight supply.
Chester County continues to command the region’s highest prices, with a median sold price of $627,000 in June — up 4.5% year-over-year — while homes there are still selling in just 6 days.
Berks County offered relative affordability with a median price of $320,500, alongside a strong 12.8% jump in closed sales.
The Lehigh Valley (Lehigh and Northampton Counties) saw closed sales dip slightly (-2.4%), but pricing kept climbing: the median sales price hit $385,000, up 4.1% year-over-year, and homes received an average of 101.8% of list price — a clear seller’s market signal even as inventory tightened another 4.9%.
New Jersey Highlights
Mercer County posted a solid June, with closed sales up 13.4% to 331 and a median price of $500,000. Active listings rose nearly 16%, giving buyers a bit more selection.
Hunterdon County had a standout month — closed sales soared 47.4% year-over-year and the median sold price jumped to $822,500, up 17.5%. It’s a smaller, low-inventory market, so competition for well-priced homes remains real.
Somerset County also saw closed sales rise sharply (+23.8%), though the median price pulled back to $830,000 (-11.7%) — likely reflecting a shift in the mix of homes sold rather than a broad cooling, given how few transactions this county sees each month.
Ocean County stayed relatively steady, with closed sales up modestly (+2.1%) and the median price easing to $520,000. Inventory grew 4.8% and days on market improved to 18 days, down from 21 a year ago.
